These Terms of Service (“Terms”) govern your access to and use of the website, applications, and services provided by Realyze (“Realyze,” “we,” “us,” or “our”), including the calculators, saved deals, dashboard, learning resources, and any related features (collectively, the “Service”). By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.
1. Eligibility & Accounts
You must be at least 18 years old and able to form a binding contract to use the Service. Some features require an account. You are responsible for the accuracy of the information you provide and for safeguarding your credentials. You agree to notify us promptly of any unauthorized use of your account.
2. The Service Is Informational, Not Advice
Realyze provides modeling tools, calculators, and educational content to help you analyze real estate investments. The outputs depend entirely on the inputs and assumptions you enter, on simplifying calculation conventions, and on third-party data we may display.
Nothing in the Service constitutes financial, investment, legal, tax, accounting, or other professional advice, an offer to buy or sell securities, or a recommendation regarding any specific transaction. You are solely responsible for your investment decisions and should consult qualified professionals before acting on any output of the Service.
3. Acceptable Use
You agree not to:
- Use the Service in violation of any law or third-party right.
- Reverse engineer, decompile, scrape, or otherwise attempt to extract source code or proprietary models, except to the extent this restriction is prohibited by applicable law.
- Resell, redistribute, or commercially exploit the Service or any outputs in a manner that competes with Realyze, including by packaging the outputs as your own underwriting product.
- Interfere with the Service’s operation, attempt unauthorized access, transmit malicious code, or use automated means to abuse rate limits.
- Share, resell, or transfer your account, your subscription, or any beta invite code to another person.
4. Your Content & Saved Deals
You retain ownership of any inputs, deal data, or notes you provide (“Your Content”). You grant Realyze a limited, non-exclusive license to host, store, transmit, display, and process Your Content solely to operate, improve, and secure the Service.
You are responsible for keeping your own backups of Your Content. Realyze is not liable for any loss or corruption of Your Content, and we may purge data associated with inactive or terminated accounts.
5. Intellectual Property
The Service, including the calculators, scoring rubrics, models, UI, and content, is owned by Realyze and its licensors and is protected by intellectual property laws. Use of the Service is licensed, not sold. See our License Agreement for the scope of your license to use the Service and its outputs.
6. Plans & Subscriptions
Realyze is offered under the following access tiers. We may add, rename, modify, or retire tiers at any time, and we will use reasonable efforts to give existing paying subscribers advance notice of any material changes that affect them.
- Free. Anyone with a Realyze account can use the Fix & Flip calculator and view educational content without charge. The Free tier does not include the other deal models, the ability to save deals, PDF exports, or deal comparison.
- Premium. A paid subscription that unlocks every deal model (BRRRR, Single-Family, Multifamily, Short-Term Rental, House Hack, and Buy / Hold / Sell), unlimited saved deals, PDF exports, and deal comparison. Premium is offered on a monthly plan at $9.99 per month and an annual plan at $71.88 per year (equivalent to $5.99 per month). All prices are in U.S. dollars and exclude any applicable taxes.
- Beta (invite only). While Realyze is in beta, we may distribute invite codes that grant a user free access at a level equivalent to Premium. Beta access is a promotional courtesy, is non-transferable, and may be revoked or converted to a paid plan with reasonable advance notice as the beta program ends.
7. Billing, Auto-Renewal & Payment Processor
Paid subscriptions are processed by Stripe, Inc. (“Stripe”), our third-party payment processor. By starting a paid subscription you authorize Realyze and Stripe to charge your selected payment method for the applicable plan fee, plus any taxes, at the start of each billing period.
Auto-renewal. Subscriptions renew automatically at the end of each billing period (monthly or annually, depending on your plan) at the then-current price until you cancel. You can cancel at any time from your account settings or directly through the Stripe customer portal; cancellation takes effect at the end of the then-current paid period, and you will retain Premium access until that period ends.
Price changes. We may change subscription prices. For active subscribers, price changes apply to the next billing period after a reasonable advance notice (typically at least 14 days) sent to the email address on your account; if you do not agree to the new price you may cancel before it takes effect.
Failed payments. If a renewal payment fails, your Premium access may be suspended or downgraded to Free. We (or Stripe) may retry the charge in accordance with Stripe’s standard dunning practices.
Refunds. Except where required by applicable law, all subscription fees are non-refundable, including for partial billing periods, unused time, or features you did not use. We may, at our sole discretion, offer pro-rated or goodwill refunds in exceptional circumstances.
Taxes. You are responsible for any sales, use, VAT, GST, or similar taxes associated with your subscription.
8. Tier-Gated Content
Certain models, features, and exports are available only to users on a tier that includes them (currently Premium and Beta). We may change which features are included in each tier at any time. If your subscription lapses or you downgrade, you may lose access to features available only at higher tiers, including the ability to export, save, or open previously created deals that depend on those features. Your inputs and saved deals are retained while your account exists, but viewing or interacting with them may require an active eligible tier.
9. Third-Party Services
The Service relies on third-party services, including Stripe (for payment processing), Supabase (for authentication and data storage), Resend (for email delivery), and Vercel (for hosting), and may link to or display content from other third-party sites. Realyze is not responsible for the availability, content, or practices of those services, and your use of them is subject to their own terms and privacy policies.
10. Disclaimers
THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS, IMPLIED, OR STATUTORY, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, AND ACCURACY. REALYZE DOES NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT ITS CALCULATIONS, MODELS, OR DEFAULTS ARE APPROPRIATE FOR YOUR SPECIFIC SITUATION.
11. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, REALYZE AND ITS AFFILIATES, OFFICERS, EMPLOYEES, AND LICENSORS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, OR INVESTMENT VALUE, ARISING FROM OR RELATING TO YOUR USE OF THE SERVICE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR AGGREGATE LIABILITY UNDER THESE TERMS WILL NOT EXCEED THE GREATER OF (A) AMOUNTS YOU PAID TO REALYZE FOR THE SERVICE IN THE TWELVE MONTHS PRECEDING THE EVENT GIVING RISE TO LIABILITY OR (B) ONE HUNDRED U.S. DOLLARS ($100).
12. Indemnification
You agree to defend, indemnify, and hold harmless Realyze and its affiliates from any claims, damages, liabilities, and expenses (including reasonable attorneys’ fees) arising out of (i) your use of the Service, (ii) your violation of these Terms or any law, or (iii) Your Content.
13. Termination
You may stop using the Service at any time, and you may cancel a paid subscription as described in Section 7. We may suspend or terminate your access (including any Premium or Beta access) immediately, with or without notice, if we reasonably believe you have violated these Terms, failed to pay subscription fees, abused a beta invite code, or if termination is required by law. Sections that by their nature should survive termination will survive, including Sections 4, 5, 7 (with respect to fees already accrued), 10, 11, 12, and 14.
14. Changes to These Terms
We may update these Terms from time to time. If we make material changes, we will provide reasonable notice (e.g., posting on the Service or by email). Your continued use after changes take effect constitutes acceptance. For paying subscribers, changes that materially reduce your rights will not take effect for your current paid period until that period ends.
15. Governing Law & Disputes
These Terms are governed by the laws of the United States and the state in which Realyze is established, without regard to conflict of laws principles. Any dispute arising from these Terms or the Service will be resolved in the state or federal courts located in that jurisdiction, and you consent to personal jurisdiction there.
